Special Instructions:
This is a new strip center being constructed on an existing outparcel. There are existing spoils stockpiled on the site as reflected on the erosion control plans. These will need to be removed. After the existing stockpile is removed, we will need to grade the site to the new contours. The water main will be extended along the west side of the site. From the new main, we will have to install a new fire hydrant, a new 4” main for the sprinkler, and a new 2” domestic line to the building. The sewer will run along the rear of the building and tie into an existing manhole. The storm drainage will be minimal with a new section along the west side of the parking area with two new inlets. There will be a new curb and gutter, asphalt, sidewalks, striping, landscape, and irrigation.
The building will be a steel and CMU structure. The exterior façade will have metal studs, EIFS, DEFS, brick, and storefront. There will be standing seam awnings and a TPO roof. There are three demising walls that will need to install along with three restrooms. One suite will be built out to the extent shown on the plans to include ceilings, HVAC, power, lights, and the walls will be ready for paint.
