The bid is for the building and sitework.
Site work(1.132 acres) includes erosion control, grading, storm, fire/domestic water(including jack and bore), sanitary sewer, storm drainage, off site storm/detention, modular retaining walls, concrete retaining wall at off site detention, fence work, asphalt paving, and landscaping.
Retaining walls are located on the civil drawings link on pages C3.01, C3.05, S1.01, and S3.01.
The building(31,217 sf) will be a structural steel building with metal stud exterior walls. The exterior of the building is brick, corrugated metal wall siding, canopies, storefront windows(including spandrel), and TPO roof. Interior build out is limited to the common areas at this time. Interior scope will likely increase as tenants are signed up.
Building construction will commence after the retaining wall around the building is completed. We expect to start building footings by December 1, 2022.
