Description: Banyan Bay Phase 3 consists of three (3) three-story multi-family apartment buildings, comprising 72 apartment units, one-two & three-bedroom, clubhouse, detached garage structure, three dumpster enclosures, and a two-story maintenance building all totaling 121, 259 Gross Square Feet (GSF). It sits on a 12-acre site bordered by natural wetland preserves, as well as, the addition of two new lakes. Sitework is awarded and starts on March 1st, 2023 followed by construction of the buildings and other improvements in early summer 2023. Substantial Completion is expected by August 1st, 2024.
All new structures are cast-in-place concrete and masonry including a cast-in-place roof structure with masonry and masonry/concrete perimeter parapet walls, and a 60 mil TPO roof over rigid insulation.
Additional work includes all trades within CSI Divisions 2 thru 32. Site improvements include a new lift station, clubhouse pool, and secured entry gate access to the development. The site is located in Martin County on the west side of Kanner Highway approximately 1,000 feet south of SE Pomeroy Street. Project entrance is just south of the existing entrance to the first two phases of Banyan Bay.
Permit drawings addressing Building Department comments for apartment building # 1 are available. Apartment buildings #2 and #3 as shown on the site plan are not available but are identical to building #1 and must be included in your bid proposal. Permit drawings for Clubhouse, detached garage structure, dumpster enclosures, and 2-story maintenance building are also available and also must be included in your bid proposal.
