The project scope is:  Complete site work improvements with utilities (0.59ac total and 0.68ac disturbed) to include site concrete parking lot paving, striping, landscaping, and other site improvements per plans, and specifications within documents.  New wood framed, structural steel, shingle roof, and wood truss supported building with included finished sales space. Exteriors finishes includes brick with cornice details.  Interiors include stained concrete, paint, , sealed concrete, wall framing, drywall, ceilings, and full MEP’s.

2. Specifications found within documents with no substitution allowed for base bid.

3. Scope of work by others:

   1. Equipment and accessories per information provided within Supplemental Documents.

4. Scope of work to be included:

   1. NOTE – basement oil pit details and scopes of work.

   2. Backfill and compaction of pit walls.

5. Client provided VE’s to be separately priced:

   1. Interior diamond plate wall finishes to be deleted and FRP used.

   2. Hardware to be commercial grade lever sets, Schlage keyways.

   3. Any additional VE’s will be accepted and listed separately.

Anticipated date of commencement is August 2024 with completion 20-24 weeks (TBD).  Project address is outparcel next to 7454 Garners Ferry Road, Columbia, SC 29209.
