This project is a new ground-up Mavis Tires & Brakes. They are intending to mobilize ASAP. Mavis is buying the RTU unit and the curb. Everything else is owned by the HVAC contractor. Please make note of the following: Generally, the soils out there appeared to be placed with compactive effort and appeared stable but there has been no compaction testing data provided for the previous fill placement and soft soils may be present in unexplored areas. Our recommendation was to observe the conditions at the time of construction and if soft areas are encountered then undercut to stable material. There is no blanket undercut for the entire building area and therefore we cannot provide a CY estimate. We anticipate the undercutting would be limited but until the footing excavations are exposed and conditions observed we will not be able to quantify potential undercuts. Additionally, depending on FFE we recommend a minimum clearance of 2 feet is recommended between the estimated seasonal high groundwater table and the bottom of the floor slab. Therefore, raising the finished floor elevation above current grades may be required. The bid set includes the sprinkler drawings.
