H&A has been requested to provide a complete proposal to build out an existing building to accommodate new Behavioral Therapy Center based on the documents provided.  We are pleased to invite you to provide us a proposal for the above-mentioned project.  We are requesting proposals be returned no later than 05/13/24 – Noon EST.

The project scope: Existing parking lot and sidewalk renovations.  Other site improvements include fencing and landscape cleanup.  Existing 1-story interior spaces (12,314 SF total) are to be fully removed making ready for new offices and classrooms.  Interior and exterior finishes to be included. Complete mechanical, plumbing, & electrical services.

SPECIAL BID NOTE: 

1. The proposal shall remain valid and firm for a period of 60 days after the bid due date.

   1. Escalation is not allowed during the project duration (include accordingly).

2. Phase 1 and Physical Conditions Assessment Reports have been provided in the Supplemental Documents Folder for review and use.

3. NOTE – per plan notes, some Owner/Tenant-provided items will need to include installation only.

   1. Equipment – dryer, washer, refrigerator, and garbage disposal.

   2. Toilet accessories – toilet paper dispenser, soap dispenser, and paper towel dispenser.

4. Interior storefront special glazing specifications are provided for review and use.

5. “Repairs as needed” will need to be handled via allowances and specific scopes covered.  Call me with any questions.

6. Architectural specifications are found within the plans.  Pages A9.0 to A9.8.  Other trades within respective plan pages.

7. Fire Alarm monitoring (3 months to be included with the base bid).  Alternate pricing required for:

   1. 1-year

   2. 3-year

   3. 5-year

8. The existing sanitary line is to be scoped to the city's point of connection before demolition starts.

9. A flooring moisture test is required to determine adhesive recommendations by the manufacturer.

10. Plywood (2) ¾” layers required behind all boys/girls restroom sinks – per client not in plans.

NOTE – site visit pictures will be uploaded later this week for review and use.  Send any RFI’s by 5/2 noon to allow time to address prior to the proposal due date.

The anticipated date of commencement is July 2024 with completion within 5 months.  The project address is 259 Arrowhead Blvd, Jonesboro, GA 30236.
