Chef'Store Farmer's Branch, TX

SCOPE of WORK: 

• Demolition – With the exception of the existing refrigeration equipment which may have portions of that system being reused for the new system (see refrigeration section below), GC shall be responsible for removal/disposal of all demolition work required to complete the proposed project. Note that this demolition will be in phases so the GC shall coordinate with USF accordingly. 

• Phasing – GC responsible for coordinating with local Chef ‘Store management as well as local building officials on all phasing throughout the project to ensure that as much of the sales floor is open and available to customers as possible throughout the project. GC shall coordinate with USF on days/hours in which all work will be performed and will coordinate with them specifically on any excessively loud tasks that may be a large disturbance to the customers. 

• Existing Freezer Modifications – The scope of work includes a temporary modification to the existing freezer. The GC shall coordinate with the refrigeration and IMP teams to ensure that there is a clear delineation for all work required to make these modifications.

• Sprinklers – GC responsible for all modifications required to the existing fire sprinkler and fire alarm systems. GC shall provide stamped/engineered plans for each scope of work suitable for permit/approval as required by the local building department. 

• Racking - Existing racking to be relocated/replaced by USF. GC to coordinate with USF on schedule and phasing to ensure that all work is coordinated with GC schedule as well as store operations. 

• Concrete Slab & Curb – GC responsible for new insulated slab required for new freezer as well as infill of existing slab as shown on the plans. GC responsible to coordinate with IMP team to ensure proper coordination with new freezer boxes. GC responsible for installation of new concrete curb on outside of freezer. 

• Under slab Plumbing – GC responsible for under slab plumbing work as shown on refrigeration plans. GC shall coordinate with refrigeration team to ensure that there is a clear delineation for all plumbing work. 

• Refrigeration – Arcticom Group hired directly by USF to remove existing systems and install new refrigeration systems. GC responsible to coordinate with installation team to align with GC schedule. GC shall coordinate with refrigeration installation team as needed to ensure that there is a clear delineation for all electrical work. 

• Cooler/Freezer Panels – Imperial Brown hired directly by USF to install all IMP and doors. GC responsible to coordinate with installation team to align with GC schedule.

• Lighting/Power – GC to provide/install all lighting/power shown on the plans. Lighting to be purchased through USF national account vendor. 

• Special Inspections / Testing – Hired/paid directly by USF. GC responsible to coordinate with special inspector to coordinate all inspections as they align with GC schedule. 

• Finishing/Painting/Cleaning/Etc. – GC responsible for remainder of work including painting, finishing, cleaning, etc. as shown in the plans. 

• Permits – GC responsible for coordinating all inspections and ensuring that all permits are obtained.
